Buying a Brand New Home

Show homes and glossy brochures sell the dream of the ‘perfect’ home, but that show home dream can become a new build nightmare.

Warwickshire Trading Standards has launched a new information campaign to alert consumers to the potential problems associated with buying new build properties, and what to do to help avoid them.

The campaign has been prompted by increasing numbers of complaints received from new build home buyers, concerning their properties. The campaign includes a useful buyers booklet to assist home buyers. Read our guide to buying a new build property.

New Build Nightmares

The experience of two Warwickshire consumers illustrate how careful consumers need to be when they buy new build properties.

Houses
In the first case the purchaser was shown a picture/plan relating to the property and plot he was buying, described as a two bedroom semi-detached home. The paperwork he received also contained a picture representing the property as a semi-detached house. It was only sometime later that the consumer discovered the property he was buying was in the middle of a terrace.

In the second case the purchaser was expecting his property to have three dormer windows, as had been described in the brochure he received when he visited the development, when in fact it only had one, changing the overall look of the property.
